Substantial delays/lag when sharing screen

When I share screen in a meeting the screen share can be 20-30 seconds behind for the viewers on the other end. I get 500mbps up and down on my network with about 35 ms ping so I don't believe network side of things is the problem. As for device I am using it is an M1 Macbook Pro I use for work. I also have tried zoom on an M1 Pro Macbook Pro that I own personally. Both should be sufficiently powerful for zoom so I am really at a loss as to what the issue might be. Any ideas as to what I can try or where to look next would be great.

The platform has been unequipped to handle the growth. Zoom hopes to correct the issue with an update by the end of year 2025

The issue still persists. This is happening on my MacBook Air. Any updates ?
